Real Property Valuation

Real Property appraisers perform independent unbiased appraisals of land and any permanent structures or improvements attached to the real estate, defined as all the interests, benefits, rights and encumbrances inherent in the ownership of real estate. Real estate is the land together with all improvements that are permanently affixed to it. These improvements include buildings, both residential and commercial, undeveloped land, retail stores, industrial properties, golf courses, malls, strip malls, open space land, air rights, subsurface rights, leased fee interests, taxation, easements and right of ways.

ASA accredited Real Property appraisers provide USPAP (link to What is USPAP and Why is it important) compliant appraisals for acquisition and disposition of property, mortgage and financing purposes, insurance, estate taxes, eminent domain (condemnation), zoning, development and redevelopment, valuation tax planning, gift and donation, and ad valorem (your tax bill).

The ASA Real Property appraiser will be accredited in one or more of these specialties:

Real Property: Commercial, Residential, Institutional and Special purpose property (churches, hospitals, schools), and Industrial Property

  • Ad valorem (property taxation)

  • Rural real property

  • Timber and timberland

  • Going Concern: complex commercial real estate

ASA Real Property valuations are used for many purposes including acquisition or disposition of property, mortgage financing (both institutional and private), insurance purposes, taxation (estate or property), eminent domain (condemnation). Additional uses of Real Property appraisals include valuation of rights in real property such as easements or air rights.

ASA member Real Property appraisers also provide the value of leased fee interests. This interest reflects the ownership of the landlord (lessor) and leasehold interests that are the tenant (lessee) interests of a leased property.
